    The Group 102 Project

    A Build-to-Suit Logistics Facility located within a
    Qualified Targeted Employment Area (TEA)

    Hillwood Park 276

    Hillwood Park 275 will involve the development and construction of a Class-A, ~715,736 square foot (66,494 square meters) build-to-suit distribution facility in Forest Park and Fairfield, Ohio.

    The project is situated on approximately 60 acres (24.3 hectares) northeast of the intersection of Interstate 275 and South Gilmore Road, spanning portions of Forest Park and Fairfield. The site is part of Cincinnati’s Tri-County (Northwest) submarket and was formerly home to the Forest Fair Shopping Mall.

    Hillwood Venture Build-to-Suit (BTS)

    Hillwood has already commenced its pre-construction phase and is currently completing site demolition. Upon completion, the Hillwood Park 275 development will deliver ~715,736 square feet (66,494 square meters) of industrial space, with capacity for an additional ~164,000 square feet (15,236 square meters) of future expansion.

    As part of the redevelopment, Hillwood has secured multiple state and local development incentives. These include a $7.9 million Ohio Department of Development demolition grant to reimburse eligible demolition costs, a $2 million JobsOhio Ohio State Inventory Program (OSIP) grant, and a 15-year, 75% tax abatement from the City of Forest Park.

      The Project

      The Ellis will be a modern high-rise, off-campus, student housing development located at 13th Avenue and Alder Street within the University District, adjacent to the University of Oregon in Eugene, Oregon. As currently envisioned, the Project will feature modern furnishings and desirable amenities including: pool, courtyard, lounge, media room, basketball court, fitness/yoga studio, group and private study rooms, dog run, and roof deck.

      The Ellis was designed for Fields Holdings by San Luis Obispo-based Arris Studio Architects, founded in 2008, specializing in historic renovations, affordable and market-rate multi-family communities, commercial
      developments, and branded and boutique hospitality projects.

      The Project is 0.1 miles (0.16 KM) walking distance to the University of Oregon (“UO”) campus. Founded in 1872, UO is a public flagship research university and is one of the oldest universities on the West Coast. UO remains an incredible value for higher education, as evidenced by its peaking graduation and retention rates.

      The Ellis location is also in close proximity to the University of Oregon bus system, providing frequent access to downtown Eugene, remote areas of the University campus, and Autzen Stadium, home of the Oregon
      Ducks football team.

      PROJECT TIMELINE

      Full construction activities are anticipated to commence in Q3 2025. The project is anticipated to reach full completion in Q3 2027.

        The Project

        CMB Group 101 Hillwood Venture Build-to-Suit (BTS) will involve the development and construction of a modern Class-A, 2,111,200 square foot (196,137 square meter) build-to-suit regional distribution facility designed to meet the needs of a major automotive parts manufacturer.

        The project will be located on a 318-acre (129 hectare) land site owned by Wayne Country Airport Authority (“WCAA”). 

        Hillwood Venture Build-to-Suit (BTS)

        The project site is located southwest of Detroit in Van Buren Township, Michigan (Wayne County), which boasts convenient access to multiple transportation hubs along the I-94 and I-275 corridors. 

        In addition to the facility, the project will include the construction of a guard house, an outdoor water tank to service the facility, 552 parking spaces / 980 trailer spaces, 43 loading docs, and approximately 423,000 square feet (39,298 square meters) of outdoor storage space. Upon completion, the facility will serve to consolidate multiple facilities and will serve as a key parts storage and distribution facility serving the North American market.

          The Project

          Hillwood Flywheel Build-to-Suit (BTS) will involve the development and construction of a Class-A, 2,006,340 square foot (186,144 square meter) build-to-suit regional distribution facility. The project will be located on a 217.96-acre (88.2 hectare) land parcel on Wells Station Road in Prince George County,Virginia.

          The site is located within the Crosspoint Business Center, a master-planned industrial and logistics business park. The area is part of the Greater Richmond, Virginia region along the I-95 corridor and provides immediate access to interstate 85, 95, and 295.

          Hillwood Flywheel Build-to-Suit (BTS)

          The site is located within the Crosspoint Business Center, a master-planned industrial and logistics business park. The area is part of the Greater Richmond, Virginia region along the I-95 corridor and provides immediate access to interstate 85, 95, and 295.

          Upon completion, the project will feature approximately 400 trailer parking stalls, 610 auto parking spaces, 32’ minimum clearance height and a state-of-the-art sprinkler system. In addition to the basic building shell and interior construction Hillwood will be responsible for the construction of extensive interior buildout necessary to meet the needs of the tenant. A lease has been executed for the facility with a major toy manufacturing and retail company. The lease carries a 20-year term with a target commencement date of June 1, 2027.
